Our team is committed to fair, accurate and up-to-date valuations across residential, commercial, industrial and land property, and we do not take fee appraisal work for individual owners, lenders or estates.

Does Piner Appraisal do fee appraisals?

No. We work exclusively in mass appraisal for assessment jurisdictions. We do not take single-property fee appraisal work for owners, lenders, attorneys or estates. If you need an individual property appraised, you will want a licensed fee appraiser rather than us.

What is mass appraisal?

Mass appraisal is the valuation of every property in a jurisdiction at one time, to one consistent standard, for ad valorem tax purposes. It uses statistical models and market evidence applied uniformly, rather than a separate report written for each parcel.

Who are your clients?

County and municipal assessment offices. Our work produces the ad valorem values that sit on the tax roll, so our client is the jurisdiction rather than an individual property owner.

Do you handle countywide reappraisals?

Yes — that is the whole of what we do. We manage reappraisal programs end to end, from planning and data collection through to defending values at appeal.

What property classes do you cover?

All of them. A reappraisal has to value everything on the roll, so we cover residential, commercial, industrial and land, along with new construction as it is picked up.
